Beaches Habitat for Humanity’s newest neighborhood, OceanGate, is well underway at 201 Mayport Road with first sales expected in late 2015. The property, formerly the site of the Palms Apartments at Mayport Road, was left abandoned for years. The original rental apartment buildings were condemned in 2005, but the shells remained on the site until they were finally razed in 2008. Beaches Habitat purchased the 7.2 acre site in 2013 and cleared the property of remaining debris and overgrowth, with a plan to create a community of affordable homes for people who are rooted here at the beach. All applicants must either live or work in the Beaches Habitat service area prior to approval.

The community will include 70 two- and three-bedroom townhomes for qualified families in what is becoming a highly competitive and restrictive beaches real estate market. The development will include attached homes in two, three and four unit buildings. All homes will be conveyed fee-simple to each homeowner. Families who are selected to live in OceanGate go through an application process to confirm that they meet the three basic criterion for Habitat homeownership: need, 支付能力和意願的合作夥伴. Qualified families are then approved for a 30 year, 0-interest loan. Each family is required to contribute a minimum of 300 hours of “sweat equity” along with a modest monetary downpayment for the home.

Once completed, the OceanGate neighborhood will include amenity areas such as scenic corridor landscaping, a large recreation area, and a community/education center for the families of the community. The homes will be arranged in a traditional neighborhood design with rear lane/alley access and buildings fronting on the scenic corridor or the main loop road with the community park.

“The city of Atlantic Beach shall provide opportunities for decent, safe and sanitary housing in suitable neighborhoods at affordable costs to meet the needs of present and future residents of the City as well as ensure the stability and integrity of sound residential neighborhoods.”

Beaches Habitat for Humanity partners with area churches and synagogues, local schools, other beaches community city governments and a number of other nonprofit organizations to deliver services to our partner families. And we rely upon thousands of volunteers annually for assistance in home building, education and family support. It is truly a holistic approach to stemming the tide of poverty and providing opportunities for education and homeownership to those who may not typically have access.
