Owner-Occupied Home Repairs

Home Repairs and Modifications

Beaches Habitat’s Home Repair Program assists homeowners who are struggling to maintain their homes due to age, disability, or family circumstances.

We focus on non-emergency repairs that address critical health, safety, and accessibility issues.

What We Offer

Possible repair services include:

  • Roof repairs
  • Construction of wheelchair ramps
  • Window and door replacement
  • Flooring repairs
  • Plumbing and HVAC repairs

Cost: Beaches Habitat does not charge for repair services.

Occupancy Requirement: Homeowners must remain the owner and primary occupant of the home for at least 5 years after repairs are completed.

Please Note: This program often has a waiting period, and not all inquiries will receive an application.

Who Qualifies

Eligibility Requirements

To qualify for the program, applicants must:

  • Be willing to partner with Beaches Habitat, responding to communication and upholding program agreements.
  • Own and live in the home needing repair, located within our service area.
  • Have lived in the home for at least one year prior to applying and plan to remain in the home for at least five years after repairs.
  • Have a gross household income at or below 80% of the Area Median Income (AMI), based on household size.
  • Allow a home visit from our staff to assess the repair needs. We must have safe access to key areas inside your home. If we cannot access these areas (due to clutter or other safety concerns), services may be limited or denied.

Current Funding Priorities

Our current funding supports two populations:

  • Seniors: Homeowners age 60 or older who live in the home.

  • Veterans: Households where at least one member has served in the U.S. military.

Getting Started

How the Program Works:

  1. Submit an Inquiry
Provide basic information about your household and repair needs. This puts you in our system.

  2. Application Availability
When funding becomes available, we will contact eligible homeowners by phone to invite them to apply.

  3. Complete and Return Application
Submit your application and required documents by the given deadline. If you need more time, contact us before the deadline to request an extension.

  4. Home Visit & Review
We will conduct a home visit to assess repair needs and verify your eligibility. Selection is based on program guidelines and available funding.

  5. Approval & Scope of Work
If approved, you’ll receive a list of recommended repairs for which we’ll gather estimates.

  6. Final Repair Agreement
Once funding, project scope, and timelines are confirmed, you’ll sign a service agreement. Work begins in the order agreements are received.

General Information

Beaches Habitat’s Home Preservation efforts are construction-based and focus on creating safe, healthy, and accessible homes.

Our repair projects depend on multiple funding sources, each with its own guidelines. These may include:

  • Geographic restrictions

  • Targeted populations (e.g., Veterans or Seniors)

  • Specific repair types (e.g., roofing, accessibility improvements)

We will match eligible homeowners with available funding as it becomes available.

Where We Build

Our service area is outlined on the map below. While we strive to keep the map up to date, Beaches Habitat will make the final determination of eligibility based on location.
